Industry Leader, Realtor Ted Dalal sat down with the team for a brief interview to talk about his incredible journey of becoming a real estate professional.

Here’s how it went.

It’s great to have you here. Can you please tell us more about yourself and what you do?

“I’m Ted Dalal,  PMP, CSM, MSc REALTOR®, a first-generation REALTOR® who combines my love for the industry with a passion for education. Before getting into the real estate business in 2019, I previously worked as a Project Manager in IT and other roles at various international organizations across Canada, China, the Philippines, India, and the UK. Also, I’m an active agent with Century21 around London, ON, leading my team and representing buyers and sellers on a day-to-day basis – both clients and other real estate agents – an important part of my role as a REALTOR®. I’m a graduate of the University of Birmingham (UK) (MSc-Marketing; Bachelors of Business Administration). 

I intend to start a podcast on subjects such as real estate investments, real estate technology, building your business via social media, customer service, and client retention. Currently, I live in St Thomas, ON, with my wife Kammy, daughter Kiara and a squirrel who wishes to remain anonymous.”

What is your service area? What are the benefits of working in this area? What are the amazing features of these areas that people should know before moving here?

“London and St Thomas. Both are smaller cities compared to the Greater Toronto Area (GTA) but have everything you can wish for a place to live in. Vibrant life with quiet neighborhoods all around to enjoy the peace and joy of a small city. An Excellent education hub for families and a workforce that gets employed by a vast number of global companies that are headquartered in London, ON. A Skiing hill and hiking trails everywhere make a perfect city for people who enjoy the outdoors and many eat-out options that elevate the nightlife.”

Do you work with a specific type of client or within a specific niche? (Commercial, Investment, First-time Homebuyer, etc.)

“I mainly work with First Time Home Buyers, Investors in Residential real estate, and sellers.”

How is the market performing right now? Is it the right time to acquire your services?

“While the market has been hot for sellers for a while now, it is showing signs of cooling down a little, making it the best time to grab a deal for buyers. The prices have dipped a little, the number of offers for a property has reduced, making it the perfect time to buy.”

Tell us a little about your personal life? Ex: who do you live with? What are your hobbies? Do you have any pets? Etc.

“I live with my wife Kammy, who specializes in Mortgages and works with a financial institution. We have a daughter Kiara who is three and sometimes acts like she is 30 and is my mother. We love hiking and finding ow places to go to and enjoy a lot of backyard parties with close friends. I’m also an avid fan of Soccer and Basketball and do play the sport whenever I get some time.”  

What are some pieces of advice that you would give to potential clients looking to buy, sell or invest in your service area?

“You’ve heard it before: Location, location, location. Pick the right neighborhood you want to target as an investor or a first-time homebuyer.  

Pick the right kind of house. As a first-time investor, pick the starter house that you think will give a good return, look for something that’s tired but not trashed.  

Focus on functional obsolescence, buy something that needs some work or remodeling, don’t buy houses that have inherent design problems. 

Establish Value. It is important to establish the value of a property before making an offer. Base it on the current value and what the value could be after fixing it, and the cost to fix it.  

Getting the right professionals. Use a knowledgeable realtor, appraiser, and lawyer. A knowledgeable realtor can save you thousands of dollars.

Lastly, look for possible Mortgage options and funding options that could work for you.”
