Here’s what happened when the team went to interview Sharon Loduca about her real estate journey:
It’s great to have you here. Can you please tell us more about yourself and what you do?
“My first real estate purchase was a piece of vacant land because I was a teenager new to Ontario, and it was all I could afford. But I believe owning Real Estate should be possible for anyone. I still believe this today, and as a professional Realtor with many years of experience behind me, I will put all my resources to work to make your dream a reality and help you enjoy the process along the way.
I just happen to be one of the most fortunate people around. I love what I do and who I serve. I am well versed in Real Estate. I enjoy putting my experience to work for you. I am a Full-Time Professional GTA Realtor, SRES Specialist, & Mtg. Specialist.
When I’m not doing all things Real Estate, I like to spend time with my three kids. We love hiking, nature, photography, and food.”
What is your service area? What are the benefits of working in this area? What are the amazing features of these areas that people should know before moving here?
“East GTA. Most of my clients live along the 401 Corridor, providing quick access to Toronto Proper. The beauty of this is also great access to the Lake, to parks, foods from all over the world, beautiful nature trails for walking/hiking/cycling around the waterfront.”
Do you work with a specific type of client or within a specific niche?
“I have many residential clients who have now come to me in the different seasons of their life. I am well suited to help first-time buyers, including many single-parent families. I have many clients who purchase homes with apartments or legal duplexes so they can live in a home and have help with the mortgage. I have a lot of clients whose kids have grown and are looking for a more retired lifestyle. So, we find them a home in a retirement community, a smaller bungalow, a quiet condo, and we sell their long-time family home. As needed, we work with them on their Mortgage and with Financial Planning.”
How is the market performing right now? Is it the right time to acquire your services?
“The GTA Market will always be fluctuating in favor of Sellers sometimes, Buyer other times. But the market is always strong here. The key is knowing what each client needs and the best strategy to use to get them there. Preparation matters to be ready in this market. Sometimes this can be accomplished in a few weeks, most need a few months, and some will take them a year or so. I am strategizing with them for the long haul. Considering that, “Now” is always the right time to acquire my services.”
Tell us a little about your personal life? Ex: who do you live with? What are your hobbies? Do you have any pets? Etc.
“I am a widowed mom of three amazing young adults, who were actually all home-schooled through to college. Hiking, Photography, international foods, painting, writing – these are some of the hobbies we thoroughly enjoy.
Our 13-year-old Chihuahua, Chase, tires quickly now on his walks, but he loves the car rides and treats, and if he does go on the trail with us, it’s not long before he has convinced one of us that we want to carry him in our arms. Once he gets his way – he always does – he sports quite the smile. We have three cats that have adopted us and sometimes let us think we own them. Sometimes we have Chinchillas, snakes, guinea pigs. Our home is a hub of activity, sometimes even short-term boarding for other small animals.”
What are some pieces of advice that you would give to potential clients looking to buy, sell or invest in your service area?
“Let’s talk! There are too many details to be written here. We will review a few things. Then we will review the more fun things. Being Ready puts you in a better position to have your offer accepted at the best price. And, of course, have an agent that is passionate about helping you make it all happen as seamless as possible.
I think having a well-versed, knowledgeable, passionate, educated, well-informed, approachable agent in your corner is the course of action you could take. This is often underestimated. I would not take a shortcut on this. Our market is complex. The rules are always changing. Work with someone who understands and works with the flow of the market to your advantage. Draw on their expertise. Ask a thousand questions. Listen to their direction. I work with my clients, many of them who are away from even being ready. But I know the steps to help get them ready and can save them a lot of time and headache.”
